Paul Hemmer Company has been selected to deliver the 112,320-square-foot expansion of the Design Within Reach facility in Batavia, Ohio. This project enhances Prologis’ operational footprint and reflects Hemmer’s proven ability to deliver large-scale, high-quality industrial facilities with precision and efficiency.

Scope of Work:
The expansion consists of a 520’ x 216’ facility with 36’ clear height, designed to match the existing construction. Key elements include:
Foundations & Slab: Continuous wall and spread footings with an 8” unreinforced slab-on-grade over 6” stone, incorporating a hardener/sealer for durability.
Exterior Walls & Structure: Load-bearing precast concrete panels (R-12.1), gray tube steel columns, open-web joists, and white primed roof deck.
Roofing: 45 mil TPO roof with R-19.8 insulation and a 20-year membrane warranty
Openings: Ten (10) dock positions with 9’ x 10’ overhead doors, dock levelers, seals, bumpers, and restraints; two (2) 14’ x 16’ drive-in doors; clerestory and storefront glazing to match existing.
MEP/FP Systems: ESFR fire protection system, 1,200-amp electrical service, LED lighting with motion sensors, rooftop heating units for freeze protection, and summer exhaust fans.
Office Improvements: $784,000 tenant allowance for 4,900 SF of office, breakroom, and restroom build-out, including private offices, conference rooms, and expanded restrooms.
Exterior Improvements: Expanded parking to 203 spaces, concrete truck aprons, heavy-duty asphalt truck courts, light-duty asphalt parking stalls, sidewalks, and landscaping to meet zoning standards.
