Project Summary
Paul Hemmer Company delivered the construction of NorthPoint West Chester Buildings 8 and 9, two Class A industrial facilities designed to support modern warehouse, distribution, and light production users in West Chester, Ohio.
The project consists of a 301,144 SF Building 8 and a 199,872 SF Building 9, both designed as high-performance, single-story facilities with flexible layouts to accommodate a wide range of tenant needs.
Constructed as speculative industrial buildings, the facilities feature open warehouse configurations, ESFR fire protection systems, and scalable infrastructure to support future tenant improvements. Their strategic location within a growing industrial corridor positions the development to attract high-demand logistics and manufacturing users while allowing for rapid tenant fit-outs and long-term operational flexibility.
Key Features
- Speculative Shell Construction: Delivered as shell buildings allows for faster leasing cycles and customized tenant build-outs
- Single-Story, High-Clear Facilities (~48’-6” height): Modern warehouse proportions support efficient racking systems and improved operational flow
- ESFR Fire Protection System: Eliminates need for in-rack sprinklers, enabling higher storage density and reduced tenant installation costs
- Open Warehouse Layout (Non-Separated Occupancies): Flexible interior design allows for warehouse, production, and office uses within a single footprint
- Unlimited Allowable Area (Fully Sprinklered, Type V-B): Code-compliant design supports large-scale industrial operations without size limitation
