The building shell includes 13 fully equipped dock positions, 2 grade-level drive-in doors, and an ESFR fire suppression system, with mechanical, plumbing, electrical, and fire protection systems delivered as an integrated design-build package. The specification also carried a comprehensive suite of alternate pricing for a future speculative office fit-out, reflecting the building's readiness for multi-use tenant configurations.
