Paul Hemmer Company delivered a large-scale industrial development for Xebec in Louisville, consisting of two speculative warehouse facilities totaling over 439,000 square feet. The project was designed to support high-volume industrial operations, providing flexible, multi-tenant space capable of accommodating manufacturing, warehousing, and distribution users. The development includes two buildings—one approximately 176,000 square feet and the other 263,000 square feet—featuring clear heights of up to 36 feet and optimized bay spacing to support efficient material handling and tenant adaptability. The buildings were designed to accommodate future office buildouts, with utilities and infrastructure pre-positioned to streamline tenant improvements. Site development and building design required significant coordination, including allowances for soil stabilization, heavy-duty paving systems, and large-scale utility infrastructure. Mechanical, electrical, and fire protection systems were engineered to support high-demand industrial use, including ESFR sprinkler systems, high-capacity electrical service, and energy-efficient lighting throughout. Through a design-build approach, the project aligned cost, schedule, and constructability to deliver a scalable, high-performance industrial asset positioned for long-term tenant flexibility and operational efficiency.
