Project Summary
CA Gateway is a 139,860 square-foot speculative Class A warehouse and distribution facility located in Hebron, Kentucky, within the Gateway International Business Park immediately west of the Cincinnati/Northern Kentucky International Airport. Paul Hemmer Company served as general contractor with partial design-build responsibility, self-performing MEP and fire protection engineering while coordinating architecture (ATA Beilharz Architects) and civil engineering (Viox). The facility was designed for flexible single- or multi-tenant occupancy, with two independent HVAC zones and infrastructure provisions to accommodate up to 31 total dock positions.

- Load-bearing precast concrete wall system — insulated precast exterior walls with EPS insulation; panels dropped to -5'0" at dock positions; top of front wall at 40'8"; full-height interior and exterior painting with two-color perimeter reveal scheme
- 14 dock positions + 2 drive-in doors — 35,000 lb mechanical dock levelers (7'×8', 16" lip)
- Dual-zone warehouse HVAC — two roof-mounted 80/20 direct-fired make-up air units along the first dock-side column line; zoned for two independent tenant spaces; designed to maintain 55°F at -10°F ambient outdoor conditions
- Heavy-duty paving infrastructure — 60' deep 8" reinforced concrete dock aprons; heavy-duty truck court asphalt (10" aggregate base + 3" binder + 2" surface); 125-foot truck court depth; 146 car parking spaces;
- 7" unreinforced concrete floor slab — 4,000 psi at 28 days
- ESFR wet sprinkler system — hydraulically calculated ESFR system zoned at 40,000 SF maximum;
