Project Summary
Blankenbaker Station I & II deliver nearly 390,000 square feet of modern speculative industrial space designed for high-throughput distribution and logistics users. The two precast concrete buildings feature 32-foot clear heights, heavy-duty dock courts, ESFR fire protection, and robust 2,000-amp electrical service to support demanding operations. With 34 dock doors, multiple drive-in doors, and flexible multi-tenant layouts, the development is built for speed, efficiency, and long-term adaptability. This project reinforces Paul Hemmer Company’s strength in delivering large-scale, performance-driven industrial facilities.
Key Features
- Building Program & Scale: Two speculative industrial buildings totaling approximately 390,000 SF (240,000 SF and 150,000 SF), each designed with 32’ clear heights and configured for multi-tenant flexibility.
- Structure & Envelope: Precast concrete wall construction with a durable 45-mil roof membrane system sloped to gutters and downspouts for long-term performance and low maintenance.
- Slabs & Pavement: 7” interior concrete slab over 3” DGA; heavy-duty concrete dock courts extending 60’ from dock walls and 10’ at dolly pads; light- and heavy-duty asphalt paving sections for parking and truck circulation.
- Loading & Access: Lot 30 includes 16 dock doors and Lot 31 includes 18 dock doors, each with dock levelers and seals, plus two drive-in doors per building for flexible loading operations.
- Fire Protection: ESFR sprinkler systems throughout both buildings with dedicated electric fire pumps and sprinkler monitoring systems with wireless capability.
- Mechanical Systems: Each building equipped with (2) 80/20 MAUs providing freeze protection at 0°F, wall louvers sized per building, and an electric wall heater in each fire pump room.
- Plumbing: Sanitary and insulated domestic water service to future office areas, floor drains and hose bibs in pump rooms, and exterior hose bibs at office locations.
- Electrical Systems: 2,000-amp, 277/480V, 3-phase service per building, dedicated fire pump power, separate panels and transformers for house and warehouse loads, perimeter LED wall packs, and interior LED stumble lighting.
- Operational Readiness: Designed for high-throughput distribution users with robust utility infrastructure, heavy-duty dock courts, and scalable building systems to support a wide range of industrial and logistics operations.
