Project Summary
Hemmer Construction Company completed a multi-phase tenant improvement project for Bodycote at Seward Point in Fairfield, Ohio. The work prepared the facility for specialized industrial operations, including office buildout, equipment infrastructure, process utility systems, warehouse improvements, and the relocation and installation of owner-supplied production equipment.
The project scope included architectural, structural, MEP, fire suppression, site concrete, fencing, finishes, HVAC, plumbing, process piping, electrical service, low-voltage systems, and equipment relocation. Major technical components included new exterior equipment pads for nitrogen and argon systems, an 8,000-amp electrical service, extensive compressed air and chilled water piping, gas process piping for argon, nitrogen, and hydrogen, and ventilation systems to support vacuum furnace operations.

- Equipment Relocation & Installation: Hemmer provided disassembly, hauling, unloading, reassembly, anchoring, and utility connections for owner equipment, including multiple vacuum furnaces, tempering equipment, chillers, blast cabinets, compressors, and support systems.
- HVAC & Ventilation Systems: Included rooftop units, makeup air, exhaust systems, HVLS fans, welding table exhaust extraction, furnace ventilation, dust collector ductwork, and restroom/locker room ventilation.
- Fire Protection & Life Safety: Existing fire suppression systems were modified and extended to support the new office spaces, along with fire extinguishers, cabinets, emergency lighting, exit fixtures, and life-safety hardware.
