Project Summary
Paul Hemmer Company delivered the Seward Point industrial development in Fairfield, Ohio, consisting of two speculative distribution buildings totaling approximately 445,000 square feet. Designed for high-piled and racked storage, the facilities feature ESFR fire protection, flexible shell layouts, and robust loading capabilities to support modern logistics operations. The project included extensive site development, utilities, and heavy-duty paving to accommodate high-volume truck traffic. Delivered under a Design-Build GMP structure, the project provided the owner with cost certainty while maintaining schedule and quality expectations.

- Structure & Envelope: Precast concrete wall construction with durable roof assemblies and integrated clerestory elements, providing long-span, high-bay warehouse space and strong long-term performance.
- Loading & Access: Extensive dock door layouts with dock aprons, levelers, and drive-in doors to support high-throughput shipping and receiving operations across both buildings.
- Site & Civil Scope: Significant site development including mass grading, utilities, stormwater management, truck courts, asphalt paving, concrete paving, and site circulation improvements to support heavy truck traffic.
- MEP Systems: Industrial-grade electrical, plumbing, and mechanical systems coordinated to support future tenant build-outs, fire pump rooms, and high-capacity warehouse operations.
