Project Summary
Air Commerce Center Building IV is a 324,938 SF multi-tenant warehouse and distribution facility located in Louisville, Kentucky. The project scope encompassed full site development, a precast concrete exterior wall system, 42 loading dock positions, four grade-level drive-in doors, and a 36-foot clear-height structural steel framing system.

- 42 fully equipped dock positions — each with 9'×10' insulated overhead door, 35,000 lb mechanical dock leveler, dock seals, Z-guard track protectors, and future hydraulic conversion conduit
- High-capacity floor slab — 7" hard-troweled slab-on-grade, 3,500 psi / 650 psi flexural strength, FF 50/FL 35 flatness, Ashford Formula densifier with 15-mil vapor barrier
- Heavy-duty paving infrastructure — truck courts with 4" stone base + 4" asphalt base + 1.5" surface; 7" / 4,500 psi concrete aprons and dolly pads at dock positions
- Precast concrete wall system — internally insulated load-bearing precast panels by Illini Precast–Speed, LLC with R-9.5 continuous insulation and smooth trowel finish
- Design-build MEP scope — mechanical, plumbing, electrical, fire alarm, fire protection, and irrigation design delivered as an integrated design-build package by Paul Hemmer
