Project Summary
Paul Hemmer Company served as developer, owner, and design-build contractor for a new 12,379-square-foot dual-use medical facility for St. Elizabeth Physicians in Dry Ridge, Kentucky. The building houses both a primary care office and an express care clinic under one roof, with the ability to separate the two practices during off hours. Paul Hemmer managed the full project lifecycle — from land acquisition and site development through design, permitting, construction, and ongoing property management — delivering a facility built to St. Elizabeth's design standards on a 1.75-acre site on Blackburn Lane.

- Dual-use primary care and express care facility: The building uniquely houses both a primary care office and an express care clinic in a single 12,379-square-foot footprint. A coiling door and man doors with locks provide the ability to fully separate the two practices during off hours, allowing independent operating schedules without compromising security for either practice.
- Full design-build delivery with design-build MEP: Paul Hemmer provided complete design-build services including architectural, structural, civil, and interior design, as well as design-build mechanical and electrical engineering — giving St. Elizabeth a single point of accountability from concept through certificate of occupancy, with all permits, fees, and testing included.
- Distinctive exterior with porte-cochère and amenity features: The building exterior includes a porte-cochère at the main entry and a canopy at the side entrance for covered patient drop-off, LED site and accent lighting, a mansard roof to screen rooftop mechanical equipment, interior roof drains, a masonry dumpster enclosure, and a patient-facing patio with pergola, landscape screening, and seating tables.
- High-quality interior finishes to St. Elizabeth design standards: Interiors were built to St. Elizabeth Physicians' established design standards, featuring stone veneer, acrylic panels, and multi-color accents at floors and walls, all solid surface counters and tops, a 2x2 acoustic ceiling with 7/8" reveal edge at NRC 0.70, and LED lighting throughout including dimmable and motion-controlled can fixtures. Patient rooms feature acrylic panels and decorative puck lights.
- Developer-led land acquisition and site development: Paul Hemmer secured the 1.75-acre Blackburn Lane site and managed the full land acquisition process, zoning coordination, site design, and pad delivery on St. Elizabeth's behalf — providing a turnkey development solution that allowed the health system to focus on clinical operations rather than real estate logistics.
