Project Summary
Paul Hemmer Company served as design-build general contractor on Springdale Commerce Park Buildings 2 and 3 developed by Strategic Capital Partners. Building 2 is a 207,200 SF front-park, rear-load facility targeting up to three tenants; Building 3 is a 369,600 SF facility designed for two tenants with 40 dock positions, 4 drive-in doors, and a 32-foot clear height.
Key Features
- Load-bearing precast concrete walls — both buildings clad in insulated precast panels (R-12 minimum); 75,923 SF of panels for Building 2; 100,733 SF for Building 3; knock-out provisions for future dock doors and office windows at all tenant locations.
- Ceiling-hung indirect gas-fired HVAC — air/energy rotation rack units maintaining 60°F at 0°F ambient; 4 double-rack units for Building 2; 6 double-rack units for Building 3; gas metered for three potential tenants per building; night setback controls
- 130-foot deep truck courts — 60' reinforced concrete apron (6" / 4,000 psi with #42 WWF) plus 70' heavy-duty asphalt (8" stone, 4" binder, 1.5" surface); Building 3 includes 40 dedicated trailer storage stalls; all truck courts and fire lanes on heavy-duty pavement section.
- High-flatness concrete floor slabs — Building 2: 6" unreinforced, FF 55/FL 35; Building 3: 7" unreinforced, FF 55/FL 35; both over 4" aggregate base with 42# WWF reinforcing in dock bays.
- Multi-tenant infrastructure readiness — gas metering manifolded for three tenants (Bldg 2) and three tenants (Bldg 3); electrical conduit stubs to each tenant space; sanitary stubs along building perimeter for future office connections; precast knock-outs at all future office locations.
